Seven steps to My Design Shared Ownership
My Design Shared Ownership is a great way to get onto the property ladder without having to save up a big deposit, but we appreciate it might seem complicated on top of the usual Shared Ownership process if you're new to the idea. We've set out the steps below:
Visit the My Design SO section on our website.
A local connection may be required for the development, where applicants are required to live, work, or have immediate family within the local area to purchase a Shared Ownership home.
The purchase of a home through My Design SO is a longer process than standard Shared Ownership. This is because you are choosing the layout of your home, and we need to know your choice before we can even start to lay the foundations. This means there is a potential wait after reservation of twelve months until your new home will be completed. This also means that these homes are more suitable for first time buyers and those without a chain, to reduce the risk of chains collapsing due to this delay.
If the prices are already available then please move directly to Step Five.
If the development is coming soon and homes are yet to be released, your details will be saved onto a mailing list. An email will then be sent out to confirm that homes are available and prices will be released onto the website so you can move to step four.
Please note you will not be able to move to step five if homes are not released for sale as we will require up to date prices to confirm your affordability.
Once you have received the email to confirm that homes are now available, because of strict regulations governing the purchase of Shared Ownership homes, a Bromford nominated Mortgage advisor must conduct an initial affordability assessment before we can process your application.
You will need to contact TMP mortgages to complete an initial affordability assessment and confirm on the share size that you can purchase.
We follow Homes England Guidelines on First Come, First Served policies for Shared Ownership homes. It’s important to note that ‘first come’ refers to the first customer to pass this initial affordability assessment, and not the first person who registers their interest in the home.
If you are to miss out on a home your details will be kept on a waiting list (first come first serve again) and if any sales fall through, the Area Sales Consultant will be in contact with you. Please visit our policies page for full policy details.
We encourage you to contact our nominated Mortgage Advisors as soon as possible and get yourself on the list for your preferred home. To register with TMP please visit their website below.
• Once a form is received by TMP, one of their dedicated Bromford adviser team members will contact you and collect the information required for the initial assessment.
• TMP will complete the initial assessment and confirm you meet the affordability, what share size is affordable and allocate to your specific plot. This will then be sent onto Bromford.
• The Area Sales Consultant at Bromford will double check on your assessment and provide confirmation your plot is available of which you’ll then be allocated.
• Once allocated, you have 5 workings days (10 days if you are a vulnerable customer) to get all the relevant documentation to TMP to achieve a Full Financial Sign Off. Once you have this sign off an Area Sales Consultant will be in touch to fully reserve your new home.
Please note, if you do not achieve a Full Financial Sign off within the 5 working days, your allocation will be withdrawn, and the home will be re-allocated to the next applicant.
You can do this here. Please note, you will not be able to reserve your My Design SO home until you have registered here. Please only register if you are looking for My Design Shared Ownership, it is not necessary for standard Shared Ownership.
