Receive a lease extension to 125 years when you buy more shares in your home

If you’re a Shared Owner with restricted staircasing and 85 years or fewer left on your lease - buy 10% or more additional shares and we'll extend your lease term to 125 years!

Customers and a house.

Why take up this offer?

By purchasing at least 10% more shares, you’ll benefit from:

  • a lease extension to 125 years on your home
  • no lease extension premium to pay, potentially saving you thousands
  • potentially lower rent, as you'll own a larger share in your home
  • increased ownership and equity
  • better options when selling or remortgaging in the future

Put simply: you gain more of your home and secure its long-term value.

A Shared Ownership house.

Why does your lease length matter?

As a lease becomes shorter, it can start to:

  • reduce your home's market value
  • increase the cost of mortgage renewals
  • limit options when selling or remortgaging
  • make a future lease more expensive

You can read more about leases in our Guidance for Leaseholders.

Taking advantage of this offer helps protect your home from these risks and gives you peace of mind for the years ahead.

Please note: You'll be responsible for your own fees, plus our admin fee - see the Terms and Conditions at the end of this page.

How to take the next step

To benefit from this offer, follow the steps below to buy additional shares and receive the lease extension to 125 years. You can find more information on the process in our Guide to Buying More Shares in Your Home.

When instructing your solicitor, let them know that you’re also applying for a lease extension.

Most Shared Ownership leases allow you to buy more shares (staircase). Check your lease first, as it will confirm:

  • when you can staircase
  • how much you can buy
  • if your lease has a maximum share restriction
  • whether there are any other restrictions that may prevent you from staircasing

You will need to ensure that buying more shares is affordable for you now and in the future.

An independent financial adviser can help you understand if you have enough equity in your home to buy extra shares and can provide a cost estimate for a new mortgage.

Find a trusted independent financial adviser

As you’re purchasing more of your home, you’ll need to appoint a solicitor to handle the legal work on your behalf. Choosing the right solicitor is important – look for someone with proven experience in Shared Ownership and staircasing, understands the lease requirements, and offers a clear, fixed fee.

Find a trusted solicitor

Let your solicitor know about this offer and that you are applying for a lease extension as well as purchasing additional shares.

To buy more shares, you’ll need a valuation from a surveyor registered with the Royal Institute of Chartered Surveyors (RICS). This valuation confirms the current market value of your home and sets the price of the shares you want to buy.

Please note: RICS valuations are usually only valid for three months, so you must complete your purchase within this timeframe. If your valuation expires before completion, you may need to arrange and pay for a new one.

Find a trusted RICS surveyor

Before proceeding to the next step and completing the online application form, please ensure you have the following documents ready as digital versions available to attach to the online form:

  • signed consent of any work we have permitted on the property (if any works have been carried out)
  • your independent market valuation undertaken by a Royal Institute of Chartered Surveyors (RICS) valuer

Once you’ve submitted the online application form, it will be passed to our team for review. It is at this time that we will instruct our solicitor to act on Bromford’s behalf during this transaction.

After our team has reviewed the information you provided in your application form, we’ll send you:

  • the final offer confirming the price of the share you want to purchase
  • any fees payable (if applicable) - you can see all our admin charges here
  • your estimated completion timeline

Remember, your RICS valuation is only valid for 3 months, so you must complete your purchase within this timeframe.

Your solicitor and our solicitor will work together to complete your staircasing transaction. Your solicitor will provide you with any legal completion documents relating to the transaction.

Once completed, we’ll confirm:

  • your new ownership share
  • your revised rent
  • your new 125-year lease term (as long as all eligibility criteria have been met)

For full eligibility criteria, deadlines and fee information, please see the Terms and Conditions at the end of this page.
