How to take the next step

When instructing your solicitor, let them know that you’re also applying for a lease extension.
You will need to ensure that buying further shares is the right choice for you and will remain affordable in the future. The exact amount will depend on the type of mortgage and the lender.

You will need to instruct an independent surveyor registered with the Royal Institute of Chartered Surveyors (RICS). You can instruct a RICS surveyor of your choice. An estate agents market appraisal will not be acceptable.

You will need to pay the fee for the valuation report directly to your chosen company.
A RICs valuation is only valid for 3 months following which an extension will be required.
As you are legally purchasing more of your home you need to appoint a solicitor. This can be your own solicitor or one from our panel. You should ideally look for someone who is experienced in Shared Ownership leases and charges a fixed fee.

Let your solicitor know about this offer and that you are applying for a lease extension as well as purchasing additional shares.
Please have the following documents ready to upload:
- Signed consent of any work we have permitted on the property
- Your independent market valuation undertaken by a Royal Institute of Chartered Surveyors (RICS) valuer.
Complete the notice to buy more shares form here.
- We will instruct our solicitor on receipt of your Notice to Buy more shares form
- You have three months from the date of the valuation to buy your shares
Based on the RICS valuation and the additional share of your property you wish to purchase, you will then receive confirmation from us, detailing how much this extra share will cost. You can now share this with your solicitor who will then work towards completing the purchase. You have three months from the date of the valuation to buy your shares.
On completion we will send out a completion statement confirming your increased share in the property. If you are not purchasing up to 100% ownership your new rent payments will also be confirmed.

Terms and conditions
1. Eligibility
a. This offer is available to Shared Owners of a house, bungalow, or flat, with 85 years or fewer remaining on their lease at the time of application.
b. To qualify, customers must purchase 10% or more additional shares in their home. Purchases below 10% are not eligible.
c. Purchases of additional shares that would bring a customer up to 100% ownership (known as full or final staircasing) would not be eligible for this offer. This is because:
i. House or bungalow owners who make a full or final staircasing transaction become eligible for the freehold of the property, and therefore a lease is no longer required.
ii. Flat owners who make a full or final staircasing transaction gain the legal right to extend their lease under the formal (statutory) lease extension process, and therefore would no longer be eligible for this offer. You can find out more about the formal lease extension process on the Leasehold Advisory Service website.
d. The purchase of additional shares must be a standard staircasing transaction.
i. The offer is not available where:
- The staircasing is part of a resale
- The customer already has an ongoing staircasing or lease extension case with us.
e. Additionally, this offer is not available for properties where:
i. There is restricted staircasing (for example, where staircasing is capped at a maximum of 75%)
ii. Bromford is not the freeholder
2. Application deadlines
a. Applications for both the request to purchase additional shares and the lease extension must be received by 23:59 on 31st August 2026.
b. The staircasing transaction must be completed within 3 months of the date on which a solicitor instructs us to carry out a staircasing purchase and lease extension on the customer’s behalf.
i. Transactions that do not complete within this period will not qualify for the offer.
3. What the offer includes
a. Customers who meet the eligibility criteria and compete the process within the required timelines will receive a new 125-year lease at no premium.
4. Fees and costs
a. Customers are responsible for:
i. Their own solicitor’s fees for supporting both the staircasing and lease extension
ii. Bromford's solicitor's fees, only where they rise above £750 (including VAT)
- Bromford will be responsible for our own solicitor's fees up to and including a maximum of £750 (including VAT)
- Should Bromford's solicitor's fees rise above £750 (including VAT), the customer will be responsible for any fees incurred above this amount
iii. The cost of RICS valuation
iv. The cost of purchasing the additional shares
v. Our £150 administration fee, where applicable
- Please note: Our administration fee may not apply to all leases. Your solicitor can support you in checking your lease terms and advise on whether this fee applies to you.
5. Additional conditions
a. This offer applies only to the purchase of additional shares in your current Bromford home.
b. This offer may be withdrawn or amended at any time prior to application, but any applications received before withdrawal or amendment will be honoured under the terms that applied at the time of receipt.
